Question by cardinalfanusa: Mortgage rates?
I keep hearing that mortgage rates will probably hold steady until mid-2008. They’ve already increased from 6.15 to 6.75 in the past 6 weeks. I’m building a house, and won’t be able to lock in a mortgage rate until probably mid-August. Should I “buy” my mortgage rate at 6.75% now for $ 750, or should I hold off?

What are the odds that rates will top 7.25% within the next three months?

Atlanta office space for lease continues to climb 1st quarter 2010

The Atlanta Office market has seen an increase in vacancy, mainly to contracting of companies and higher unemployment. The vacancy rates are topping 20%, levels that have not been seen since the bust of the dot com era. Metro Atlanta’s unemployment rate has also increased to 10.8%.

Total net absorption was negative (163,000) square feet in the first quarter as market conditions continued to weaken as continuing a fourth consecutive quarter of negative net absorption. Average asking rent fell slightly to .

Overall leasing activity appears to be stabilizing across the market. However, the new building deliveries in Buckhead with Phipps Tower and 3630 Peachtree has sent that submarket’s vacancy to 29%. Buckhead’s class A office market will fair better for the larger tenants looking at the newer class A buildings as they provide more attractive options than the older class A buildings.

We can continue to see a soft market with aggressive rental concessions from landlords to lure new tenants as well as retain current tenants.

The recession is affecting all markets and all industries. As we have continued to see unemployment numbers rise, vacancy rates have increased and rents have decreased. Landlords are willing to work with shorter lease terms to get them through the next couple years, anticipating a turn around in 2011 or 2012.

Tenants with good credit have found flexibility and many options available in the market. Though short term leases are more prevalent, a tenant can really take advantage of a soft market with securing a long term lease of seven years or more. This can be seen with tenants who are able to foresee a clear view of the long term strategy of the company, and in coordination, align their real estate needs with their strategic plan.

We see opportunity to significantly save on overall occupancy costs. There are many possibilities to upgrade the space, increase the square footage, and even move up from a class B building to a class A building. It is important to exercise caution with reevaluating your current lease, as some landlords are financially unstable.

It is necessary to engage a tenant representative for advisory services, to benchmark the tenant’s current building and market situation in order to capitalize and take advantage of the market.

Neal Communities continued its rise in home sales where it left off in 2011, recording a 43% increase in January with 33 homes sold ? 10 more than the same month a year ago.

The Lakewood Ranch-based residential developer and home builder, led by its president, Pat Neal, finished 2011 on a high-note with 403 sales for the year, one of its best ever. BUILDER magazine recently named Neal Communities the 2012 America?s Best Builder in its category.

?It?s a great start to the new year for our team,? said Neal, ?and with the continuation of the low interest rate environment and a further rise in incomes and employment, we look forward to a strong 2012.?

Higher traffic through Neal?s portfolio of more than a dozen communities in Manatee and Sarasota counties offers another positive sign that economic conditions are improving in southwest Florida. Traffic was up 44% with 942 families making their way through Neal?s offerings, meaning roughly 10 more prospective buyers a day viewed Neal?s homes in January compared to last year. Visits to the Neal Communities website jumped 37% to 13,318 compared to a year ago.

Woodbrook, a single-family residential community off Lockwood Ridge Rd. in Manatee County, led the way with seven home sales. Central Park, a Lakewood Ranch community of 826 lots featuring a 10-acre park, followed with five sales.

Neal Communities also recorded four sales at Sawgrass, the premier golf course community off Auburn Rd. in Venice. The company completed three contracts each at Arlington Cove, a paired-villa community in Englewood, and Forest Creek, a single-family community in Parrish.

All proceeds from the event will directly benefit their 2012 home building efforts in Kootenai County. The event slated for February 11th, 2012 from 5 to 9 p.m. at the Best Western Plus Coeur d’Alene Inn features, Mistress of Ceremonies, ‘Main Street’ 1080 ESPN morning radio personality and Coeur d’Alene Press columnist, Kerri Thoreson, with Rick Sparing serving as Auctioneer.

The annual event commences at 5 p.m. with a cocktail reception no-host-bar where guests can mingle and kick-off the silent auction bidding.
